The Role

We are seeking an experienced Architectural Designer who is ready to elevate their skills and contributions. You will oversee and manage the entitlement process for all projects from start to finish, playing a key role in developing high-quality projects in the Greater Seattle Eastside market. Key Responsibilities & Milestones:

Design Development & Presentation

  • Prepare preliminary site planning layouts, massing studies, and conceptual building designs in line with consultant reports and jurisdictional requirements.
  • Create full construction document plans using Revit, including demo, framing, sections, and elevations.
  • Integrate resources from external consultants into design deliverables for permitting.
  • Provide innovative design solutions to unforeseen challenges using a 1-3-1 approach.

Project Management, Research & Documentation

  • Be fully responsible for each project's timeline and deliverables, ensuring clear communication with the Design, Acquisitions, and Leadership Teams.
  • Manage project schedules to ensure entitlement submittals and revisions are completed ahead of deadlines for internal review.
  • Develop and manage the project design entitlement schedule, communicating updates to relevant teams.
  • Conduct meetings with consultants to review and manage project deliverables.
  • Maintain thorough documentation for all stages of the permitting process and ensure all information is updated in Salesforce.
  • Proficiently handle information and files within Dropbox and Salesforce.
  • Develop comprehensive construction document sets within Revit.

Collaboration & Communication

  • Promote a collaborative work environment by improving team communication and operational practices.
  • Work with internal teams and external consultants to ensure clarity, completeness, accuracy, and code compliance from concept to construction.
  • Enhance Revit standards to improve design documentation and efficiency.
  • Communicate RFIs/RFCs to the construction team using Salesforce.
  • Collaborate with the design team to build an Architectural Product Library and improve design processes.
  • Contribute to special projects and operational improvements as assigned by Leadership.

Qualifications:

  • Minimum of 5 years of proven design experience with various project sizes and clientele.
  • Four-year degree in Design, Architecture, or a related field preferred.
  • Creative imagination and a practical understanding of construction.
  • Ability to work within deadlines.
  • Proficiency in Bluebeam, Revit, Word, Excel, and PowerPoint.
  • Experience creating custom Revit families preferred.
  • Strong communication skills, personable demeanor, and sense of humor.
  • Highly organized with strong attention to detail and follow-through.
  • Effective communicator, writer, and listener.
  • Self-motivated and proactive.
  • Curious with a growth mindset.

Salary & Benefits:

  • Salary: $75K - $90K base depending on experience
  • Annual bonus based on personal contribution and company performance.
  • 3 weeks PTO plus 8 Federal Holidays off.
  • Mileage reimbursement at IRS rate and a $50/month phone allowance.
